If the owner is on active military duty, the Servicemembers Civil Relief Act applies and this two-notice procedure may not be the one to follow (Tex. Prop. Code §209.0094(g)). Get legal advice before sending.

Step by step

  1. Write the notice with every required element (the Texas template in Cortul already has them).
  2. Verify the recipient's mailing address with USPS.
  3. Send it by a method the law allows, and keep a mailed copy.
  4. Keep the mailing and tracking records, and your own record of any service you did yourself.
  5. Calendar the deadline from the mailing date.
